(UDGI) and the Foundation for Affordable Housing (FFAH) are pleased to announce that the transformation of Sunrise Townhomes in Bakersfield, California has been completed. With contributions of talent, time and treasure from the UDGI Team, strategic partners, vendors and the community, this affordable apartment development has become a safe and desirable destination for those who are looking for a place to call home.
From Neglected Property to Beautifully Renovated
Approximately 5 years ago, Sunrise Townhomes suffered from deferred maintenance, residents who did not respect the community and high levels of vacancy. UDGI and FFAH formed a partnership, acquired the 240-unit affordable community and embarked on an extensive 18-month renovation. Occupancy is restricted to residents earning less than 50% of area median income and financing was provided by Fannie Mae.
Most units received extensive improvements including repair or replacement of items such as
- Flooring
- Bathroom fixtures
- Kitchen cabinets
- Windows kitchen appliances
The overall appearance and safety were also improved by upgrades to the:
- Exterior painting
- Landscaping
- Fencing
- Roofing
- AC units
Security is located on-site and services are provided around the clock. The recent exterior, interior and amenity enhancements provide a healthier environment for residents and are vital to residents building successful lives by enhancing their housing experience. These improvements have reduced energy consumption and reduced operating costs, ensuring sustainable, safe and affordable housing for generations of Bakersfield residents.

The Foundation for Affordable Housing team is honored to work in partnership with UDGI and The City of Bakersfield to assist with revitalizing the community and preserving the affordability of this high-profile complex. This was an extensive renovation program and we enjoyed working with UDGI to improve this community. As a result of this successful partnership, UDGI and FFAH are currently pursuing another acquisition opportunity in Imperial County. We are looking forward to another opportunity to revitalizing an affordable property with an aggressive preservation program while exceeding expectations!
