As this year draws to a close, we find ourselves reflecting with deep gratitude on the many people who make the Foundation’s work possible. This season always reminds us how fortunate we are—fortunate to serve, fortunate to build communities, and fortunate to work alongside individuals and organizations whose commitment makes our mission real every single day.
Affordable housing is, by its nature, a profoundly collaborative endeavor. Cities, counties, state and federal agencies, lenders, lawyers, architects, accountants, developers, builders, property managers, and tax-exempt partners like the Foundation all weave together the complex tapestry that brings a single development to life. Often these efforts span years. None of what we do could happen without the dedication, patience, and expertise of so many colleagues across the industry, and we are sincerely thankful for each of you.
We want to especially acknowledge our extraordinary staff. We trust them, admire them, and are continually impressed by the care and competence they bring to their work. They have built enduring relationships with our partners—relationships grounded in respect, reliability, and heart. And to those partners, some of the finest for-profit affordable housing groups in the nation, we are truly grateful. Working alongside people who operate with such integrity and wisdom is a joy and a privilege.
Of course, the work doesn’t stop once a development is built or acquired. Together we take on the ongoing responsibility of maintaining properties with excellence, supporting our residents, and meeting the regulatory and operational requirements that come with affordable housing. As our nearly 300 properties prepare for their annual audits, we’re reminded once again how essential our aligned, hardworking partners are. We could not ask for better collaborators.
We are also deeply appreciative of our Board of Directors—some longtime companions on this journey, others newer additions who have quickly become indispensable voices. They are a diverse and thoughtful group, selected not for housing expertise, but for the generosity of spirit, wisdom, and integrity they bring to the table. Their service is entirely voluntary, and their contributions of time, insight, and care mean the world to us.

By the end of 2025, the Foundation will have reached a milestone that once seemed almost unimaginable: 50,000 affordable apartment homes, providing safe and stable housing for more than 100,000 people each night. We are humbled by the opportunity to contribute to this work and proud to stand alongside the many individuals and institutions who make it possible.
Each of you plays a vital role in creating homes—and hope—for thousands of families across the country. Your work matters. It is purposeful, impactful, and deeply appreciated.
